Preliminary Development Plan
After a Public Hearing, the Board of Trustees approved a resolution approving a Preliminary Subdivision Plat and Preliminary Development Plan (PDP) for Filing 4 within the Cottonwood Hollow Subdivision. The approximate location of Cottonwood Hollow Filing 4 is west of the intersection of Birch Street and Sable Avenue, and adjacent to Sable Avenue to the south.
The project concept for Cottonwood Hollow Filing 4 Preliminary Development Plan (PDP) is to provide an attractive living and working environment using the innovative placement and design techniques that respond to the site’s natural features. The preliminary plat shows how the property will be subdivided into 179 single-family lots, tracts (including open space, parks, utilities, access, drainage, landscape, oil and gas facilities, and irrigation ditches), rights-of-way, and will show the location of easements. The preliminary plat and the PDP propose two vehicular access points from Sable Avenue to the north. All homes within the development shall provide a minimum of two-car attached garages, and parking on the residential streets will be available. Parking is consistent with other similar developments in Firestone, and sidewalks will line the residential streets.
The PDP and Preliminary Plat are required steps in the Firestone Development Review process prior to the Final Plat process.
